The Association of Reformed Christians in Action (ARCIA) provides essential services to senior members of the supporting churches and surrounding community. In 2006, ARCIA retained ft3 to implement preliminary design services, including a feasibility study outlining a phased development of independent and assisted living facilities in Winnipeg, MB.  

The first phase of the Cornerstone Life Lease Estates development delivered 52 contemporary and spacious one and two-bedroom independent living suites featuring four different layouts that residents could choose from, including high-end finishing packages. 

An integrated all-season sunroom optimizes natural light within each suite while extending the interior floor space. As an added service, ft3 offered interior design support to buyers, allowing for further personalization of each suite. 

A grand lobby invites residents and visitors inside, evoking a warm and gracious palette of colours and rustic textures, like the stone-clad fireplace and double volume ceiling frames in the gathering area. Additional amenities include a 53-stall indoor parking lot, craft room, wine-making studio, multipurpose room, library, gym, guest suite, gazebo, walking paths, and accessible transit routes.

Phase 2 of the Cornerstone Life Lease Estates Development incorporated 50 additional independent living suites, a dining room, and commercial kitchen to support residents aging in place (similar to assisted living, but in a life lease arrangement). 

This phase also implemented the Resident's Pavilion next to the communal garden, seating structure, barbeque and coffee bistro area, and garden tool shed. The Resident's Pavilion takes advantage of the prevailing winds, sun angles, viewsheds, and garden layout, enabling residents to reinforce their sense of place and feel the positive effects of nature from the comfort of a protected structure.
